Commercial buildings, malls and office towers
From tenants to common areas, the building’s energy on one platform
In multi-tenant buildings, energy management is also a matter of billing and trust. GenieBlocks runs tenant consumption, common area allocation, comfort and technical operations on the same data, and each tenant sees only their own data.
Three common problems
Tenant billing and common areas
When tenants’ energy charges and common area shares are prepared by hand, the risk of errors and disputes grows, and showing the basis for the calculation gets harder.
Explore: Tenant and common area billing
Declared load versus real demand
The load tenants declare and the demand actually measured can drift apart over time. If that gap isn’t tracked, the building’s installed power can’t be planned properly.

Comfort complaints and technical operations
Temperature complaints, air-conditioning faults, UPS and generator checks come in through different channels, and the technical team can’t see on one screen what to fix first.

How the platform addresses them
The modules that map to these problems. All modules run on one data backbone, in the same interface.
Tenants
Tenants, their offices and consumption shares.
Tenant Billing
Energy invoices issued to tenants.
Common Area Allocation
Allocating common area consumption to tenants.
Declared Load
A tenant's declared load compared with measured demand.
Installed Power & Capacity
Allocated power, peak demand and night-time base load.
My Office
Tenants see their own office's consumption and comfort, and no one else's.
Comfort
Office temperature, occupancy and air-conditioning setpoint.
Site Map
Temperature, occupancy, electricity and water layers on a block plan.
Critical Power
UPS load, generator tests and critical power health.
Maintenance
Maintenance plans and work orders.
Alarms
Open and closed alarm events; an alarm is the start of a workflow.
Users & Roles
Role-based access; a tenant sees only their own data.

Where the data comes from
You start without replacing your existing systems. Today the platform takes data from:
- Modbus (RTU / TCP)
- OSOS
- LoRaWAN
- REST API
Connected in the setup project: M-Bus · IEC 62056-21 · RS-485 · Pulse output · Analogue (4-20 mA, 0-10 V) · MQTT · Databases on your own servers
If your device isn't listed, we add it together.
Regulation
Turkey’s Energy Efficiency Law No. 5627 requires commercial, service and public buildings above a total floor area or annual energy consumption threshold set in the law to appoint an energy manager or contract this service. The ministry can change these thresholds, so check the current official text to see whether your building is covered.

How it works: Month-end tenant invoices
At month end, each tenant’s sub-meter consumption is totalled by period in the Tenants module.
Common area consumption is allocated to tenants according to the defined allocation rule.
Tenant invoices are prepared in the Tenant Billing module, and the facility manager reviews and approves them.
On the My Office screen, the tenant sees their own consumption and the basis for their invoice, and no other tenant’s data.
This is an example use case; it does not describe a specific organisation or result.
Let’s talk about your facility
