By problem · Tenant and common area billing
Can you invoice tenants and common areas fairly?
Mall, office tower, campus or industrial zone: one main bill, many users. When shares are calculated by hand, disputes are settled by hand too. GenieBlocks reads tenant consumption from the meter, allocates common areas with the method you choose and gives each tenant their own screen.
Short answer
Tenant consumption is read from the meter, common areas are allocated with the method you choose, and each tenant sees only their own data.

| At month end readings are collected and spreadsheets merged; one mistake affects every tenant’s invoice. | Each tenant’s meter and office are matched; the period invoice uses the reading difference and the unit price. |
| Lighting, HVAC, lifts: on what basis is common area consumption divided? Without a written method, disputes follow. | Common area consumption is split by m², by consumption or equally; the method and breakdown appear on every invoice. |
| When a tenant’s declared power and measured demand diverge, infrastructure planning and contracts stop adding up. | Declared load is tracked against measured demand. A tenant sees only their own consumption and invoices. |
How we solve it
We read tenant consumption from the meter
Each tenant’s meter and office are matched; the period invoice uses the reading difference and the unit price.
We allocate common areas by method
Common area consumption is split by m², by consumption or equally; the method and breakdown appear on every invoice.
We give tenants their own screen
A tenant sees only their own consumption and invoices; declared load is tracked against measured demand.

How the platform addresses them
The modules that map to these problems. All modules run on one data backbone, in the same interface.
Tenant Billing
Energy invoices issued to tenants.
Common Area Allocation
Allocating common area consumption to tenants.
Tenants
Tenants, their offices and consumption shares.
Declared Load
A tenant's declared load compared with measured demand.
My Office
Tenants see their own office's consumption and comfort, and no one else's.
Users & Roles
Role-based access; a tenant sees only their own data.
Where the data comes from
You start without replacing your existing systems. Today the platform takes data from:
- OSOS
- Modbus (RTU / TCP)
- LoRaWAN
Connected in the setup project: M-Bus · IEC 62056-21 · RS-485 · Pulse output · Analogue (4-20 mA, 0-10 V) · MQTT · Databases on your own servers
If your device isn't listed, we add it together.

Common questions
Where does the tenant invoice come from?
The meter and the office are matched. The period invoice uses the reading difference and the unit price.
How is the common area allocated?
By m², by consumption or equally. The method and breakdown appear on every invoice.
Can a tenant see another tenant’s data?
No. A tenant sees only their own consumption and invoices.
